Bina Puri hopes to be awarded LCCT job soon

BINA Puri Holdings Bhd hopes to get the letter of award to build the main terminal and satellite building of the new permanent low- cost carrier terminal (LCCT) in Sepang, Selangor, this month.

The construction group had bid for the RM1.1 billion package in a 40:60 joint venture with UEM Group.

“We have done a lot of site preparation and believe we can finish construction in 17 months,” Bina Puri group managing director Tan Sri Tee Hock Seng said after its shareholder meeting in Kuala Lumpur yesterday.

Airport operator Malaysia Airports Holdings Bhd (MAHB) had shortlisted five companies, including a tie-up between Sunway Construction Sdn Bhd and privately-held AHT Norlan-Carriage, IJM Corp Bhd and the Gadang Holdings-PPC joint venture, for the contracts.

To date, MAHB has awarded two contracts for the LCCT project.

The first, worth RM362 million, was given to WCT Bhd last December for site preparation, earthworks and main drainage. In January, a RM291 million contract was awarded to Gadang Bhd to carry out earthworks for the runway and taxiways.

Bina Puri also submitted a bid last month to build a RM150 million hotel on 2.4ha next to the LCCT. It is partnering Brem Holdings Bhd and Crystal Crown Hotels & Resorts in the bid.

The new LCCT will be 1.5km away from the KL International Airport compared with 20km for the existing LCCT.

Greenscape Announces Improved Debt Financing via Wells Fargo Bank

Greenscape Capital Group Inc. (“Greenscape”) (TSX VENTURE: GRN) is very pleased to announce that Wells Fargo Bank (“Wells Fargo”) has provided Green Park Denver LLC (“GP”) with a commitment to fund the debt component of the construction of Green Park’s 4,200 stall green parking facility servicing the Denver International Airport.

This US $8,500,000 in construction debt funding replaces the previously announced debt funding commitment for the project (see Greenscape News Release April 7, 2010).

The Wells Fargo loan is a traditional construction loan with a three year (36 month) term.

The Wells Fargo loan shall bear interest from the date of drawing at a rate of 4.00% above the variable 30-day LIBOR Market Index Rate. GP will be required to hedge the construction loan’s floating interest expense with an interest rate swap for the full amount and term of the loan.

Based on current market swap rates, as an example, all-in fixed interest costs would be approximately 5.75%.

Try boxing clever to keep a low premium

THE battle to keep car insurance costs down has gone up a gear after new figures showed a massive rise in premiums. The cost of car insurance rocketed by more than 11 per cent in the three months to the end of June, the biggest quarterly rise ever recorded by the AA British Insurance Index.

Premiums have already risen 30 per cent since January 2009 and Simon Douglas, director of AA Insurance, believes another 20 per cent will be added to that by the end of 2010, producing a 50 per cent increase in just two years.

Worst hit are young drivers, raising fears that many may be tempted, illegally, not to insure their cars at all. The biggest premium increases have been on third party fire and theft policies, typically bought by younger drivers with cheaper, older cars.

But the good news for younger drivers is that the way they drive could soon become a greater factor in premiums. Insurers are looking at using black box technology to measure driver behaviour, showing how hard drivers brake, how fast they go and how aggressively they accelerate.

Insure The Box is one such provider, offering drivers an initial 6,000 miles of cover with insurance for extra mileage paid for in 250 mile portions. The information from the small black box fitted in the car is used to help set premiums for the next year, with the most careful drivers offered bonus miles of free insurance. Coverbox is introducing similar policies later this year, with costs based on the way customers drive.

The scheme is especially beneficial for careful younger drivers hit with the biggest premiums because of insurer assumptions over their driving. Norwich Union – now Aviva – launched a similar scheme five years ago, but low take-up saw it withdrawn after three years. However, soaring premiums mean there is renewed impetus behind such systems, with AA president Edmund King last week calling for insurers to adopt more sophisticated pricing options.

Steve Sweeney, head of motor insurance at Moneysupermarket.com, said the comparison site experienced a massive response to the recent addition of Insure the Box among its insurance options.

“It took us by surprise and it shows the demand among younger drivers in particular. This could be the future of car insurance and there is a lot of interest around it at the moment,” he said. “Provided drivers are comfortable with having the black box fitted in the car, this is the biggest solution to rising insurance costs.”

In the meantime, however, it is increasingly hard for drivers to escape rising premiums, though there are ways of doing so. Here are some of the best:

IBM fury over EU antitrust concerns

IBM has accused Micro-soft of being behind an investigation by antitrust officials at the European Commission into con- cerns that the US tech-nology giant might have abused its dominant position in the lucrative market for mainframe computers, writes Mark Smith.

IBM has said rival Microsoft was driving some of the complaints.

The European Commis-sion yesterday said it had begun two formal investi-gations into the company.

IBM, which has a long-standing and sizeable presence in Greenock, Renfrewshire, said it would co-operate with the investigation but it inisted the claims had no merit.

One of the complaints has come from smaller rival T3 technologies, which has been a recipi-ent of a Microsoft investments.

It can lead to suicidal thoughts, random crying jags, extreme symptoms and other various symptoms. It can be very difficult to watch and even harder to deal with. It is hard to hear but the best thing to do at that point is to be there for them. Let them come to you, or if they don?t seem to be doing it on their own, then go to them and hold them. That will sometimes be exactly what they need. It may induce a crying jag, but that is actually healthy. It gets them to start letting out the negative energy that is building up.

It is also important not to really leave them alone right now. If your significant other is trying to be alone, it could be so that they harm themselves. No matter what they say, it is not a time to let them be alone. They could say many things, including that they no longer love you, that they are breaking up with you, whatever they can say in order to get you to leave.

Let them rely on you, this is one time when the term ?a shoulder to cry on? is less of a metaphor than others.

Equal parts block party and seafood shack, Smitty’s is worth the trip to Somers Point.

On a literal dock of a literal bay in Somers Point- the mainland fishing town half-overlooking Ocean and Atlantic cities like an older brother who’d buy you beer- the tide isn’t the only thing you can set your watch by.

May through September, the flocks descend on Smith’s Marina every night at five sharp, hungry seagulls that look surprisingly like humans. What’s up for grabs isn’t a half-eaten hoagie or carelessly held Choco Taco, but one of 30 stools at the Clam Bar, aka Smitty’s, and believe you me, once you’ve partaken in this most Jersey shore of communions, you’ll understand how a swiveling, cracked-black-vinyl pad on crippled saltrusted legs can look so very good.

There’s a strict protocol one must follow for procuring one of said stools. Sure, you can put your name in with the hostess for a table in the charmingly shabby dining room, but the bay breeze, harbor view and setting sun on your back is only available outside. First, claim your stool by sitting directly behind it in one of the rickety wooden benches that flank the bar. When the diner on the stool in front of you leaves, that spot is yours- unless of course another patient saint was there before you, and then you must defer.

I’ve waited for a stool at Smitty’s as little as 20 minutes and as long as an hour and a half; the best tip I can provide for avoiding the latter is to dine early or late- and definitely do like the locals and BYOB (beer and wine only). On Smitty’s crushed-seashell parking lot, coolers are as common as sunburns, lubricating the hands of the clock with their spoils. (You’d think the unorthodox seating policy and the flow of alcohol would be a recipe for fisticuffs, but Smitty’s summery, sun-blissed vibe is the ultimate anti-inflammatory.)

A dedicated Smitty’s staffer patrols the area armed with a corkscrew and tower of paper Coke cups. Drinking from the bottle is forbidden, a preemptive strike on broken glass, but also an effective equalizer; disguised by the anonymous red-and-white cups, there’s no knowing Coors from Cantillon, Chateau Lafite from Chateau Lasheet. At Smitty’s, one couldn’t be snooty even if one wanted to.

And isn’t that the point of places like this? The pretense is exactly zero- and that applies to both the carnivalesque atmosphere and the food, all manner of fried, steamed and broiled seafood served up unceremoniously in checked paper boats by freckled girls wearing “You Still Can’t Lick our Clams” T-shirts.

On the blue laminate bar top, written menus with kindergartener coloring-book covers nestle between napkin caddies and syrup pitchers full of cocktail sauce. The stools look into the open kitchen and server station, where a carefully choreographed ballet of clam-shucking, ordertaking and chowder-ladling unfolds with the kind of hard grace that only comes with endless repetition. Owners Peter and Patrice Popovic have been in business since 1973. It shows.
